The Bridges in Delray Beach March 2012 Update
As you can see from the pictures, the development is taking shape. The model homes to the southeast continue to grow and move towards completion. Trees, shrubs and landscaping appear throughout the neighborhood and the small lakes are filling with water giving the neighborhood life. Visitors come and go constantly to the sales center to see what The Bridges is all about.
The grand opening of The Bridges in February brought customers and agents from around South Florida for a truly grand event. To date many customers have already purchased property/homes in this GL Homes neighborhood (around 80).
Other Great Neighborhoods Near The Bridges in Delray Beach
There are a few great neighborhoods near The Bridges in Delray Beach. One is Mizner Country Club Delray Beach. This neighborhood has approximately 470 homes with a Robert Palmer Golf course and numerous amenities built by Toll Brothers. It is a country club but I think you will like what it has to offer in terms of price and amenities. If you are looking to see what is around the local area, this may give you a good comparison. There are some great deals and you can move in quickly!
Top 10 Turnaround Towns – CNBC
Florida Dominates the top 10 turnaround towns 2012!
via Top 10 Turnaround Towns – CNBC.
As I have discussed with numerous people the market in South Florida is turning and has been since the last quarter of 2011. Here is another example: the state of Florida dominates CNBC’s list of Turnaround towns with number one turn around town being our neighbor to the south, Miami; Fort Lauderdale is also mentioned as well as Orlando. If the Orlando market to out north is moving and Fort Lauderdale market to our south is moving, it is obviously going to affect our market.
In the past three months in listing properties geared towards investors, I have heard from numerous agents from Miami and Fort Lauderdale asking me to email them as soon as a listing comes my way; they are saying “we cannot find anything down south!” With that in mind I knew things were pushing north. Everything from $200,000 down that is priced correctly goes quickly. Why? Many buyers/investors from South America, Canada and other countries are paying cash and buying up properties helping the South Florida real estate market recover. Add to it that many properties are price at or below market value and there are incredible buying opportunities. The banks appear to be loosening the reigns and allowing more people to borrow plus the lowest interest rates our country has ever seen.
My prediction—-> if gas prices stay below $4.00, unemployment continues to fall or stay flat, this trend will continue throughout this year pushing prices a bit higher based on demand and a fear of mortgage rates increasing. This is only a prediction, my prediction.
If you are thinking of buying stop thinking and get the deals while you can. This will not last forever and the elevator seems to be heading back up.
If you have a property that you have not been able to sell, please let me know. Our team has picked up a number of properties for listings. Properties are selling so please contact us and let us help you move your property. Expert negotiating skills and rock solid relationships are getting our properties sold quickly.

Why Use WordPress?
I started playing with WordPress about a year ago and have since grown to love the program. Initially I was skeptical because it was free. My thought was, if it is soooo good, then why free? Boy was I wrong. WordPress has a number of tools to allow you to tailor your site to fit your needs and those of the search engines. You can also get numerous plugins for free or buy the higher level plugins that make coding a breeze. Did I mention you don’t need to be a coder to build a site? Google loves blogs and WordPress is a great platform. If you don’t need good search engine results, you can use any program.
Initially when I started using WordPress after learning Dreamweaver CS5, I didn’t understand how to use the two together (WordPress and Dreamweaver). Now, I use both programs as well as another program, WAMPSERVER, to run my own database on my home computer, build the files on my home computer and upload to the main server where I build a real estate site or business site. Using Dreamweaver allows you to build, see and change without learning PHP—-which is quite difficult.
This may all sound confusing but it really isn’t. I suggest that if you are interested in building your own site, learn as much as you can online by reading books, trial and error, and blogs/forums.
TIP#1: When you add a new plugin to a WordPress site, make sure everything is working correctly. Every other plugin I use causes a conflict with another; make sure you go slowly when adding plugins or you can mess up your site quickly.

First Time Home Buyers
Many people are unfamiliar with numerous programs for first time home buyers. FHA (Federal Housing Administration) loans offer buyers a low interest rate and down payment as well as low closing costs (they may also be rolled into the actual loan). W
What does this mean? It means as a first time home buyer you have opportunities that other buyers may not. Although buying ahome can be a scary process, it can also be a great investment in your future. Numerous first time home buyers take advantage of these programs.

Delray Beach Marketplace Update February 2012
Delray Marketplace will be located on the corner of Atlantic and Lyons providing over 258,000 SF of retail space for a number of stores servicing the Boynton/Delray homeowners and snowbird visitors out west. We definitely need more stores and shop out west. Currently, there are only a few restaurants providing service to the Canyon development at the Canyon Town Center. The new marketplace will include a Frank Theater (finally) with 10 screens and a Publix.
The west Boynton and Delray communities are super excited about this shopping center and can’t wait. We look forward and anticipate the grand opening in November 2012 (sooner we hope).

Consumers File Class Action Suit Against Citizens « CBS Miami
Consumers File Class Action Suit Against Citizens Insurance due to premiums related to flood insurance. This past year I was confronted with the same issue with Citizens along with an inspection of the roof. Although the roof past inspection, does not leak, and is service yearly, I was told that next year the policy would be cancelled regardless of the inspection or roof condition. New Construction on Model Homes Continues at THE BRIDGES Delray Beach
Work continues as homes take shape at the Bridges in Delray Beach. The actual Bridge can be seen in one of the pictures and numerous construction vehicles litter the 300 acre construction site being developed for the community.
Don’t forget the grand opening on February 12, 2012 at the service center.
New GL Built Homes Appear in the Horizon at The Bridges in Delray
On January 2, 2012, these pictures were taken from Lyons Rd. of The Bridges as the building continues. Homes are taking shape as you can see from the picture, CBS construction with roofs being added. It appears there are approximately six models being built not including the sales center. Video of the The Bridges in Early January 2012.
The last video GL Homes produced gave us all a glimpse into what to expect in the coming weeks. The video above gives us a little visualization to add to their new creation. The Bridges according to Marcie Deplaza, Division Vice President for GL Homes, will be different for many reasons. Intensive planning that started over ten years ago gave staffers time to make sure this development was special. Take into account there have been no new developments like this in quite a few years locally; these homes will attract special attention locally . The last all ages development GL Homes built locally has been the incredibly successful Canyon series development in West Boynton Beach.
The Bridges conceptually was designed around a Bridge that Mark Meeske, VP of Planning at GL Homes, promises to be nothing like we have seen before. I add that in theory it is not just any Bridge but a Bridge to an entirely new world of living luxuries and possibilities not seen before in a GL Homes development. With time to research, design and evaluate, GL came up with many new improvements that will be seen throughout this development. These improvements include more architectural elevations, higher ceilings, grand entry ways, side load garages, sexy staircases with fireplaces, sub zero refrigerators, impact glass, upgraded tile, marble and granite. These homes will deliver more luxury than any GL homes that we have seen.
When you look at what is planned, what has been built in the last few year, and the possibilities, you can’t help but get excited. Add to it that GL Homes provides its customers with exceptional service, I am a customer, and a great product that you can be proud of and share with those you love for years to come. A home is definitely a reflection of who we are as individuals and The Bridges will allow owners to express this pride as never before through new designs, improvements in construction and modern technology. This neighborhood is special. When you speak with any staff member at GL Homes you will see this. Don’t take my word for it. Seek out anyone in the organization. If you see Marcie Deplaza, ask her about GL Homes! Her face will light up and you will see why GL Homes is special. People care about you, your families, and your properties. There is something special about The BRIDGES, I can feel it when I take pictures of this place, talk to people about what is going on and write these articles that will hopefully help others find their dream home as we did in a GL Homes development.
